Easy Leasehold can tender the management of your block on behalf of RMC Directors completely free of charge, we do this by taking a fee from the incoming agent.

Value for Money Report 

Our VFM Report is an in-depth analysis of your building and service charges, this will include consulting with you, a site inspection and meeting, and tailored recommendations to RMC Directors where improvements can be made. 

 

The following areas are reviewed; 

  1. Core Performance: includes communication to RMC and leaseholders, competency, general maintenance, site inspections
  2. Financial: includes review of the Service Charge budget, YTD expenditure, cost control and reporting to RMC
  3. H&S and Compliance: includes FRA and GRA actions, key statutory testing certificates and record-keeping, and any areas of exposure to RMC
  4. Value for Money: A review of the overall effectiveness of the management of your building and recommendations on how to improve overall performance

 

Right to Manage (RTM) 

 You and your neighbours may qualify for applying for Right to Manage (RTM) which gives residents control of day to day management issues. The hardest part with going RTM is getting the ball rolling and we can assist in this process from start to finish with the following; 

  • Obtaining sufficient qualifying leaseholder engagement
  • Assisting in setting up the RTM Company
  • Serving the Notice to Invite Participation to leaseholders
  • Serving the Notice to the Freeholder
  • Handover of information

It may be possible for you and your neighbours to form a recognised Residents Association which allows greater input in management decisions with your freeholder, we can assist you in setting one up 

Site Visit  

We can carry out a full site inspection of the communal areas at your property to assess the condition of the building and make recommendations of short-term and long-term repairs needed 

Residents Meeting

We can facilitate a residents meeting, listen to concerns and provide recommendations to residents on how best to engage with your managing agent and freeholder for more control of their service charges
